Mortgage terms change from October 1

Starting from October 1, the terms of the "Family Mortgage" program will change in Russia. The rate will depend on the number of children and the region of the family's residence and will range from 2% to 12%. The maximum period of subsidizing a preferential mortgage will be 15 years.

For most regions, rates will be set at 2% to 10% per annum. For families with five or more children, the rate will be 2%, with four children — 4%, with three — 6%. For families with two children, the rate is 8% if one of them is under seven years old, and 10% in some cases. The maximum loan amount will be from 6 million to 10 million rubles, depending on the conditions.

In Moscow, the Moscow Region, St. Petersburg and the Leningrad Region, a child under the age of seven is also required. For families with five or more children, the rate will be 4% and a limit of 18 million rubles, with four children — 6% and 18 million rubles, with three — 8% and 18 million rubles. For families with two children, the rate will be 10% with a maximum amount of 15 million rubles, with one child — 12% and 12 million rubles.

At the same time, the interest rate on a preferential loan for the construction or completion of a private house, as well as the purchase of land with the subsequent construction of a house, will remain at 6%, regardless of the number of children and the region. The new terms will apply to contracts concluded on October 1, 2026. The volume of disbursements under the program has reached about 11 trillion rubles since its launch.
